All states offer some sort of program when it comes to first time homebuyers. These programs are intended to lower the down payment requirements, which in some cases can be more than the average household can afford. Not only can a state loan program substantially lower your down payment, but it also helps out when it comes to the interest rate of the loan. The best place to start looking for information on what type of programs are offered by your state is in a government site such as Housing of Urban Development (HUD) , or usa.gov , both of these sites are a good starting point where you can find current information on your states homebuyers loan program. You can also try to contact you states mortgage finance agency, if you find it difficult in finding their phone number try calling the governor’s office for the contact information.

There could be more than one program offered, so be sure to do your homework. Depending on the area you would like to buy a home in, there can also be city, or county programs offered which are highly competitive to those offered by the state. It is always best if you consult a mortgage, company or broker. Not only can a mortgage company help you in obtaining the most up to date information on what loan programs are being offered, they can also help you compare different programs to assure you choose the one that best fits your current situation.

Since state programs are constantly changing due to economic factors, it is a good idea to keep an eye on the type of disbursements being issued, and the length of time that the state might keep the loan program active.
